Services & Policies

  • Check-in is between 4-6 p.m. unless arrangements are made differently. Checkout is by 11 a.m.
  • Parking is available in front of the Habberstad House, Carriage House guests can park in the rear of the house.
  • The front door is locked at all times. Please help us keep our home safe by locking the door when you leave or return.
  • We offer concierge service and will gladly assist you with dinner and entertainment reservations and other arrangements.
  • Complimentary beverages are offered to our guests at check-in.
  • Food Allergies/Dietary Restrictions – We have worked diligently to develop a set of menus that can accommodate guests with most food allergies and/or dietary restrictions.  Please inquire with us about what accommodations we can make.  We always attempt to meet reasonable requests.
  • Guests with Mobility Issues – All of our guest rooms are on the second and third floors of the property.  These conditions may make the property inaccessible to some guests with moderate to severe mobility issues.  We apologize if this creates a limitation for any prospective guest.
  • We do ask you to please respect any area labeled as “Private” as those are our private living quarters.
  • Indoor bike storage in our Carriage House center garage stall is available upon request with access between 9 a.m. to 10 p.m.
  • Room rentals include a full breakfast, served in the dining room at 8:30 a.m. Carriage House guests have a breakfast served privately to them at 9 a.m.
  • Please let us know about any special dietary needs.
  • Children 12 and over are welcome.
  • We do not allow pets.
  • Smoking – For the health, comfort and safety of our family and guests, there is no smoking within the Inn.  Guests who want to smoke are free to do so in designated smoking areas outside (by the street curb).  Should a guest violate this policy, we will charge a $250 cleaning fee to their bill.
  • We do not allow burning of candles or incense.
  • WIFI computer access is available throughout the property.
  • Television  – There is no common area television set.
  • Emergency Systems – A Guest Safety Plan is located in each guest room. The property is protected by smoke detectors and carbon monoxide detectors.  We also have fire extinguishers visibly accessible throughout the property.
  • Cleanliness – We thoroughly clean each room after each visitor.  The bathroom is sanitized and we carefully wash all bed linens.  All duvets, comforters and blankets are washed regularly.
  • Excessive Cleaning Fee – Any room that requires excessive cleaning upon guest departure is subject to a $250+ excessive cleaning fee.  Our expectation is that guests will treat the property in a manner that is consistent with historical stature of the property.

Policies

  • Please review your reservation confirmation you receive to confirm that it is correct.
  • A two-night stay is required on weekends May through the end of October and on some special events.
  • We offer a 5 percent discount for a 3-night stay in the same room and a 10 percent for 4 or more nights.
  • Like all hotels and many Bed and Breakfasts, we adjust our rates seasonally and daily to reflect the demand for rooms.  Peak rates are generally during the summer and fall, holidays and special event weekends.
  • No more than two people per room, however up to four can stay in the Amish Suite. An additional charge is made for more than two in the Amish Suite. Room rates and policies are subject to change without notice.
  • We reserve the right to cancel a reservation.
  • We do not issue a credit or gift certificate towards a future stay, in the event of a late change or cancellation.
  • No shows will be charged for the entire room reservation.
  • Bad weather is not an acceptable reason for late changes or late cancellation of your reservation.
  • The Habberstad House bans hand guns on the property.
  • The Habberstad House reserves the right to expel guests who are disruptive or destructive, without refund of room rent.
  • The Habberstad House does not discriminate.

Payment, Cancellations and Changes to Reservations

  • We request a $150 deposit at the time your reservation is made. If you have a gift certificate, we can apply that towards your deposit. Please call us so we can assist you.
  • We have a $35 cancellation fee. If you need to cancel your existing reservation, we will return your deposit, less a $35 processing fee.
  • We have an 8 day cancellation/change of date policy for up to two rooms being rented. Three and four room rentals require a full 15 day cancellation/change of date notice.
  • Whole house rentals (5 -6 rooms) have a full 31 day cancellation/change of date requirement, and include a non-refundable deposit of $500 that will be applied towards the rental.
  • For cancellations/change of dates made with more than the full required notice period, the reservation will be entirely cancelled, and the deposit, less a $35 processing fee, will be returned to your credit card.
  • Late changes or cancellation will result in a full charge with no exceptions, unless we are able to rent your room to another party. We do not reschedule your stay for another date with a late cancellation; nor do we issue a credit or gift certificate towards a future stay.
  • Changes or cancellations should be done by phoning us at 507-467-3560 or sending us an e-mail at habberstadbandb@gmail.com. All cancellation/change notifications must have been received by us to be considered valid. A cancellation is not considered valid unless it has been received and acknowledged by us with a return e-mail and/or a return phone call.
  • The same cancellation/change of date policies apply to guests using a gift certificate. The full room rental and taxes will be charged to your credit card.
  • Gift certificates issued prior to June 6, 2007, expired after one year. There are no extensions available for these certificates.
  • Any balance remaining on a Habberstad House gift certificate can be used on future stays.
  • There are no extensions available for rooms donated by the Habberstad House for charitable or fund-raising purposes (they expire one year after issue).
  • We accept Habberstad House, Minnesota Bed and Breakfast Association and Lanesboro Chamber of Commerce gift certificates/gift cards.
  • Visa, Discover, American Express or Master Card credit card information will be obtained when you are making a reservation. Your card will be charged a $150 deposit.
  • Guests who secure a reservation accept the terms of the policies.
  • Please consider acquiring trip insurance to cover expenses incurred in case of emergencies.

Other Charges/Fees

  • A 10.875% combination of Minnesota sales tax, Lanesboro lodging tax and County tax are added to your bill.
  • A  service fee may be charged for guest use of common areas for meetings or parties. We do not allow guests to use our kitchen.
  • A fee may be charged for any damage to or loss of Habberstad House property.
